• "User": Any person who accesses or uses the platform. • "Investor": User who makes investments through the platform. • "Project": Real estate venture offered for investment. • "Promoter": Real estate developer who presents projects on the platform. • "Investment": Capital contribution made by an Investor to a specific Project.

To use our services you must: • Be over 18 years old • Be a legal resident in Ecuador or have the legal capacity to invest in the country • Provide truthful and up-to-date information • Complete the identity verification process (KYC) • Not be included in national or international sanction lists We reserve the right to reject the registration of any user without need for justification.

Ladrillofund is a technology platform that connects investors with real estate projects. We are not a financial institution, securities broker or investment advisor. Our function is to facilitate the connection between investors and promoters, providing analysis tools and information about projects. Investments made through the platform are not guaranteed by any deposit guarantee fund or by Ladrillofund.

All investment carries risks. By investing through Ladrillofund, you acknowledge and accept that: • You may lose part or all of your investment • Past returns do not guarantee future results • Real estate projects are subject to market, construction, regulatory and other risks • Investment liquidity is limited • Ladrillofund does not guarantee the successful completion of any project We recommend diversifying your investments and not investing funds you cannot afford to lose.

The investment process includes: 1. Registration and identity verification 2. Review of available projects and their documentation 3. Selection of project and amount to invest 4. Confirmation and transfer of funds 5. Project tracking through the platform 6. Receipt of benefits (if any) according to the specific terms of the project Each project has its own specific terms that you must accept before investing.

As a platform user, you agree to: • Provide truthful, complete and up-to-date information • Maintain the confidentiality of your access credentials • Not use the platform for illegal activities • Report any unauthorized use of your account • Comply with tax obligations arising from your investments • Not attempt to access systems or data without authorization

Ladrillofund charges fees for its services according to the following structure: • Management fee: Variable depending on the project (generally between 1% and 3% annually) • No fee for registration or account maintenance • Specific costs for each project are detailed in its documentation Fees may be modified with prior notice to users.

All platform content, including texts, graphics, logos, icons, images, software and its compilation, is the property of Ladrillofund or its content providers and is protected by Ecuador's intellectual property laws and international treaties.

To the maximum extent permitted by law: • Ladrillofund will not be liable for losses arising from investments made • We do not guarantee uninterrupted availability of the platform • We are not responsible for errors or omissions in information provided by promoters • Our total liability is limited to the amount of fees paid by the user in the last 12 months

Any dispute arising from these Terms or use of the platform will be resolved: 1. First, through direct negotiation between the parties 2. If no agreement is reached, through mediation before an authorized mediation center in Quito 3. Finally, through arbitration according to the rules of the Arbitration and Mediation Center of the Quito Chamber of Commerce The applicable law will be that of the Republic of Ecuador.

We reserve the right to modify these Terms at any time. Changes will take effect after publication on the platform. Continued use of services after changes constitutes your acceptance of the new Terms.
